Do You Need To Hire A Property Manager?

There are many different reasons why you would hire a property manager. Let's identify when you should start to consider this crucial step in your investing journey.

  1. You go from one property, to then managing two properties, and then three properties. As a result, there are just to many things to do and keep track off. Time to interview property managers.
  2. Your properties are too far from your home and it just doesn't make sense to be driving back and forth to manage the day to day operations.
  3. You hate dealing with your tenants. You know this is the case when you are ignoring those incoming calls and avoiding getting back to them over a burnt out light bulb. 
  4. You have a full time job. When you work all day, it takes a lot of energy to focus on what needs to be happening with your investment properties after work. 
  5. You want to invest in more properties. Much like the full time job, if your goal is to acquire more investment properties, hand the keys over to a professional which will allow you to concentrate on finding the next investment instead of changing that light bulb.
  6. You don't know what you are doing. This is the hardest to admit... If you are at the point where your best option seems to be to sell, this might be the best time to consider hiring a professional property manager. It could be that your tenants have not paid for 3 months or it just seems like there is too much to do. The roof needs replaced, the windows, flooring you get it... a property manager can save your investment and get you back on track.
